Blocked Toilets & Drains FAQs
How much does it cost to unblock a toilet?
A 2026 price guide says a simple blocked toilet or sink can cost from about £30, while London drain unblocking typically runs £100 to £350 (Fantastic Services). We look at the blockage first and agree a written price with you before we start.
Is a blocked toilet the landlord’s responsibility?
Usually, yes, because landlords must keep toilets and drainage in working order under section 11 of the Landlord and Tenant Act 1985. If the tenant caused the blockage, for example by flushing wipes, the landlord may ask them to pay. Tenants should report it to the landlord or agent quickly.
How do I know if it is a toilet blockage or a drain blockage?
If only one toilet or sink is slow, the blockage is usually in that fixture or its waste pipe, which we can clear. If several fixtures back up together, or water rises in a downstairs toilet when you use the bath, the problem is likely further down in the drain.
What should I do first if my toilet is overflowing?
Stop flushing and stop using anything that drains into the same pipe. Turn off the cistern’s isolation valve if you can reach it, move belongings away from the water and put towels down. Then call us and we will tell you what to do while you wait.
Can I use drain-cleaning chemicals before you arrive?
We advise against it. Strong chemicals can damage older pipes, are unpleasant to handle if water is standing, and can splash back during clearance. If you have already used one, tell the plumber so they can take care, and never mix two different products together.
What causes a toilet or sink to block again and again?
Wipes, sanitary products, fat and grease, hair and soap are the usual causes. A waste pipe that is laid too flat or has a slipped joint also collects debris. We check the accessible pipework for these faults and quote to put them right so the blockage stops coming back.
Do you carry out CCTV drain surveys or drain relining?
No. We clear toilets, sinks, baths, showers and the waste pipes inside your property. If the blockage is in an outside drain or a public sewer, we tell you plainly and explain who to contact, rather than taking on work we do not offer.
