Tap, Toilet & Sink Repairs FAQs
Why does my toilet keep running?
A running toilet usually means the flush valve seal is letting water slip into the pan, or the fill valve is not shutting off when the cistern is full. Both are small parts that we replace inside the cistern, normally in one visit, then test so the fault does not come back.
My toilet won’t flush properly. What is wrong?
A weak or failed flush is often a broken flush button or lever, a worn flush valve, or a cistern that is not filling high enough. Sometimes it is a partial blockage. We check each in turn, fix the actual cause and test the flush several times before we leave.
How much does a dripping tap repair cost?
A 2026 London price guide puts a new washer or O-ring at £60 to £95, a mixer tap cartridge at £80 to £130, and a full tap replacement at £80 to £250 plus the tap (Fantastic Services). We check the tap first and give you a written price before any work starts.
Why is my tap still dripping after I tightened it?
Over-tightening rarely cures a drip and can damage the valve seat. A drip normally means a worn washer, ceramic cartridge or scored seat inside the tap. Turn off the isolation valve if you can, and we will replace the failed part or tell you if a new tap is better value.
My toilet is leaking at the base. What causes that?
Usually a failed pan connector or seal, a loose fixing, or water from the cistern running down the pan. We find which it is before repairing, because the wrong fix means the leak comes back. If water is spreading, close the isolation valve or stopcock until we arrive.
Can you fit a tap or toilet that I have bought myself?
Yes. We check the item before fitting, as missing connectors or fixings can delay the job. We cannot guarantee the product itself, but our fitting carries a 12-month workmanship guarantee. If you prefer, we can supply a suitable replacement for you instead.
How long does a typical repair take?
Most tap, cistern and sink repairs are done in one visit, often within an hour or two, as long as the right part is available. If something has to be ordered, we agree a return time with you. Concealed pipework can take longer, and we say so in the quote.
Not Sure Whether to Repair or Replace?
Send a photo or describe the fault. We will tell you the likely cause and whether a repair or a new fitting is the more sensible spend.
