Landlord & Commercial Plumbing FAQs
What plumbing repairs is a landlord responsible for?
Under section 11 of the Landlord and Tenant Act 1985, landlords must keep the water supply pipes, sinks, basins, baths, toilets and drainage in a rented home in repair and working order. Tenants are expected to report faults promptly and pay only for damage they cause themselves.
Can you deal directly with my tenant for access?
Yes. Once you give us the tenant’s contact details and authorise the work, we arrange access directly and keep you updated at each step. If you prefer, we can work through your letting agent or property manager instead, so the tenant has one familiar contact.
Do you work on HMOs and blocks of flats?
Yes. We repair plumbing in HMOs, shared houses and blocks of flats, including communal pipework, stopcocks and shared washrooms. For block management companies we can work through several flats in one visit and report on each one separately, so owners see exactly what was done.
Will I get paperwork I can keep for my records?
Yes. You receive a written quote before work starts and a clear account afterwards of what we found, what we did and anything we recommend. Landlords and agents use these notes for compliance files, owner reports and conversations with insurers about water damage.
Can you work around opening hours at business premises?
Where possible, yes. We plan non-urgent work around your trading hours and agree access to washrooms, kitchens and plant areas in advance. In an emergency our first job is to make the problem safe quickly, then we finish the repair at a time that suits you.
How does pricing work for landlords and businesses?
Every job has a written quote before work begins, covering labour and parts, so you or the owner can approve it first. The price is agreed with you before we start. If we find something unexpected, we stop, explain it and agree any extra cost before carrying on.
Do you carry out gas and boiler work?
No. We provide plumbing repairs and locksmith services only. For gas appliances, boilers and gas safety certificates you will need a Gas Safe registered engineer. We can still fix the leaks, toilets, taps and lock problems in the same property.
